Video: Traffic While Driving in Maricopa Arizona 85138 & 85139.  As I was driving into Phoenix, AZ on the 347 HWY and seeing so many people on the highway driving home,  I realized that many people are probably not aware of the amount of people that live in Maricopa Arizona.  As recently as the year 2000, Maricopa had about 1000 residents and over the past decade it has grown to over 40,000 residents.

Here is a video shot around 5:30pm-6:00pm on the 347 Highway.  I am driving north to the 10 FWY into Phoenix and the oncoming traffic is Driving south/east into Maricopa AZ. To learn more about Maricopa Arizona, view additional videos and to search homes for sale:

Santa Rosa Springs homes for sale in Maricopa AZ. Santa Rosa Springs is the closest subdivision to the railroad tracks. This community is a newer development with many vacant lots and fields nearby.  Across the railroad tracks you will find the new retail development (The Wells) with Wal-mart being the anchor retailer.

The builder in Santa Rosa Springs is Elloitt Homes and features:  3-4 bedrooms, single and two level homes, ranging in square footage from 1,100 - 1,800 square feet.

As for the community features, they can also be disadvantages:

  • More vacant lots than homes
  • Across from Wal-Mart
  • Great views of the train when it passes
  • Empty fields
  • Baseketball court
  • Kids play center

Current homes for sale in Santa Rosa Springs:

Oct 2010: There are currently 11 homes for sale with an average price of $80,000 and with 1,770 square feet.  The most affordable property listed for sale is priced at $54,000 with 1,310 square feet (and it's a short-sale).  The cheapest non-bank involved property is for sale at $77,000 with 1,758 square feet. 

As for bank owned homes in Santa Rosa Springs, the most affordable is listed for $84,900 with 2 levels, 3 bedrooms, 3 bath with 1800 square feet.  Of the 11 homes on the market, 6 are short-sales, 3 are regular sales (no banks involved) and one is being sold by agent/owner.

Homes sold in Santa Rosa Springs, Maricopa AZ:

Sept 2010: 3 homes sold with an average price of $80,000 with 1,489 square feet. 

This is why you need to HIRE "real estate" RAY to represent you.  Here is the break down:

Property # 1: 3 bedroom, 2 baths, 1,484 square feet.  Listed at $70,000 and sold for $65,000 within 14 days.  This home sold at 93% of list price and comes to $43 a square foot.

Property # 2: 3 bedroom, 2 bath, with 1363 square feet.  Listed at $85,990 and SOLD FOR $85,990. As you can see, this property sold at 100% of list price and comes to $63 a square foot.  Smaller and $20K more than property #1.

Property # 3:  4 bedrooms, 2 bath with 1620 square feet.  Listed at $98,990, this home sold for $90,000 which is $55 per square foot. 

With this information being provided, here is the analysis that I can provide a Buyer(s):

Property # 2 was on the market for 311 DAYS!! Almost 1 year!!  Who pays list price on a property that's on the market for 311 days??  I will tell you who.  The Buyer that walks into a new home builder's office and works with the sales agent who represents the builder.  Why would NOT a Buyer hire an agent to represent "their" interest? Most of the time, the services of a Buyer's agent are free and I doubt if the agent is going to provide the values of other homes in the community - BUT I DO!!!!  Why? Because if you hire me, I will work and represent your interests.  Plain and simple.

Yes, others might say...Hey property # 1 was a bank owned home, had no appliances, needed carpet and paint.  Well, I would say maybe and maybe not.  Even if the condition of property # 1 is poor, this information can only assist in the home buying process and let the Buyer decide.
