The Arizona real estate contract allows for the option of the Buyer(s) to ask the Seller(s) to pay for the HOA transfer fees, disclosure fees and other fees.  When making an offer on a bank owned property, if you asked for the Seller to pay, there's a good chance that the bank is going to counter that "Buyer(s)" pay fees.  If this happens, here is what you can expect in terms of fees (need to verify for every transaction):

  • HOA Transfer Fee $420
  • Transfer Fee $ 100
  • Disclosure Fee $ 175

Not counting any back-owed HOA dues.
